Making an offer on a home is like planning your strategy for a big game. You want to go in confident, well-prepared, and with a winning plan. To secure your purchase:

You will want to work with your agent - allow them to help guide you in crafting a strong offer. This includes determining a competitive price, setting contingencies (like a seller credit), and deciding on timelines that work for you.

Submit your opening offer - Once you have an offer prepared, it will be time to submit it to the seller. Depending on the market, you may submit an opening offer, or you may need to submit your highest and best.

Negotiate - If your offer is one of the lucky ones, it will be time to negotiate. Every item of an offer is negotiable! Adjust the close date, the price, or contingencies - just make sure to go into it with a ceiling so you don’t outbid yourself!

One of the most confusing elements in a NC contract is related to the due diligence fee. Think of the due diligence fee as a "reservation deposit" at a hot new restaurant. In North Carolina, this fee shows the seller you’re serious about buying their home. It’s a non-refundable amount you pay upfront, giving you exclusive time to inspect the property, secure financing, and finalize your decision. While the fee is non-refundable if you walk away, it’s credited toward your purchase price at closing. This small yet crucial step helps sellers feel confident in your commitment—and gives you time to make an informed choice.
